There are many examples of how a piece of architecture (usually museums/art galleries or other institutional buildings) can lift the profile of a city in some significant way. This Miami Florida building by Swiss architects Herzog and de Meuron demonstrates that even the humble car-park can be a "show-stopper".

It contains 330 carparks with 11 shops and 3 restaurants at ground level, with more shopping on the fifth floor and a roof top restaurant.

Compare it with our Central Market car-park, and perhaps we could also use an inspirational piece of architecture to add another dimension to this cosmoplitan precinct - it would be a magnet for tourists.

Mixed Use Building - 23 King William Street

This is a heritage listed building which was built for the AMP Society in 1936 and was completely refurbished and converted a couple of years ago from its office use into studio, 1 and 2 bedroom apartments focussing on our growing international student market. Re-branded as UV Apartments (University Village), the building also contains 4 common area facilities incorporating TV lounge, reading room, study room and a games room.

The ground level is mostly taken up with an interesting tea room, restaurant and martini bar called Saldechin.

Underwater

A number of houses in Southern Queensland are literally underwater at the moment, with torrential rains bringing huge floods. But we've just discovered that a lot of houses in the United States are underwater in a different way.

We had visitors last weekend from Reno in Nevada, a state with a population of around 2.7 million. Beth is a broker with Morgan Stanley and she commutes to the adjoining state of California to work at her office in San Francisco. Nevada and California, along with Arizona, Florida and Michigan are the states hardest hit by the housing bust in America.

After she arrived on the Diamond Princess cruise boat, we showed Beth around our fair city and our various house styles - villas, bungalows, cottages and in-fill townhouse developments. She mentioned how so many houses in Nevada were "underwater" and explained that this is the term realtors and bankers use to indicate that the size of the mortgage is higher than the value of the home. The term we use is here is "negative equity".

Nevada has 13% unemployment and 70% of its homeowners with a mortgage are "underwater", so the problem is enormous. Having no job and being "underwater" are the 2 biggest drivers of foreclosure and handing the house keys back to the bank.

The World's Tallest Building

The Burj Khalifa (formerly known as the Burj Dubai) officially opened last week, and measures in at some 828 metres over 160 floors!

20 Hindmarsh Square in Adelaide, which has also just been completed, is approximately 45 metres high. So even if you stacked 18 of them together, the resulting structure still wouldn't be as high as the colossal building in Dubai.

The Burj Khalifa sits as the centrepoint in an 11 hectare garden and contains over 1,000 apartments, a 160 suite hotel, 37 floors of offices and a 4 level club. The apartments were sold off the plan and apparently you can buy one now at 50% less than the price at the height of Dubai's property boom in 2007!

The Conservatory - Completed!

Remember our last story about this project? Up until now, the only images we had were outside shots of the building, and computer generated artist impressions. The development was completed a few weeks ago, so we were able to let Derek and his camera loose in it, to bring you these photos of the interiors.

Marketed as Adelaide's first "green" high rise apartment and office building, this 19 level building contains 53 apartments and claims to have massive reductions in energy use, greenhouse gas emissions, water usage and waste to landfill.

We had sold 4 apartments for first purchasers prior to settlement and completion, and pre-leased 2 apartments for clients, so we were really looking forward to seeing the completed product.

We were not disappointed - the building is impressive, and definitely raises the benchmark for city apartments.

The finishes are great and the apartments have a wonderful clean, contemporary feel with natural light to all bedrooms and nice big living spaces and balconies. The basement houses the heated pool, gym and steam room - all well designed and with plenty of equipment. The Hindmarsh Square views are stunning and even many of the carparking spaces have park views through louvre windows!
